Mold Testing

Mold testing identifies the types and levels of mold present in your building, providing valuable insight into its overall air quality and health.

We use advanced sampling methods to ensure accurate results and a comprehensive understanding of your space.

Mold testing is typically performed alongside our Mold Inspections. Please see below for pricing.

AIR SAMPLING  - $89.00/sample

Collects air samples to measure mold spore levels, analyzed in a lab to identify mold types and concentrations.

Applications:

  • Detects airborne mold when growth isn’t visible.

  • Assesses indoor air quality by comparing it to outdoor air (requires at least one exterior sample).

Strengths:

  • Identifies mold types and spore levels.

  • Detects hidden mold.

  • Evaluates potential air quality risks.

Limitations:

  • Results may vary with environmental factors (e.g., weather, time of day).

  • Reflects conditions only at the time of sampling.

SURFACE SAMPLING  - $89.00/sample

Collects samples from surfaces with visible or suspected mold using swabs, tape, or bulk samples.

Applications:

  • Confirms mold presence on surfaces.

  • Identifies specific mold types in affected areas.

Strengths:

  • Directly detects mold on surfaces.

  • Targets specific areas of concern.

  • Helps assess the extent of contamination.

Limitations:

  • Does not evaluate airborne mold spores or air quality.

  • Limited to the sampled areas.

BULK SAMPLING  - $89.00/sample

Involves collecting a portion of building material (e.g., drywall, insulation) suspected of harboring mold for lab analysis.

Applications:

  • Confirms mold presence within materials.

  • Identifies mold species.

  • Assesses contamination in structural materials.

Strengths:

  • Provides detailed mold analysis within materials.

  • Helps determine the depth and severity of infestation.

Limitations:

  • Destructive method, requiring material removal.

  • Does not assess airborne mold levels.

ERMI (Environmental Relative Moldiness Index)  - $365.00/test

A more advanced method that uses DNA-based analysis (qPCR) to identify and quantify mold species in a dust sample.

Applications:

  • Offers a comprehensive assessment of mold presence over time.

  • Ideal for long-term indoor environment monitoring.

Strengths:

  • Highly accurate and detailed mold species identification.

  • Analyzes cumulative mold exposure from settled dust.

Limitations:

  • Higher cost than other methods.

  • Results can be complex and require expert interpretation.

CHOOSING THE RIGHT METHOD

Selecting the right mold testing method depends on your specific situation and goals.

Your mold inspector will guide you, but here are some general recommendations:

  • Air Sampling: Best for evaluating indoor air quality and detecting hidden mold spores in the air.

  • Surface or Bulk Sampling: Ideal for confirming visible mold growth or checking contamination within materials like drywall or insulation.

  • ERMI Testing: Recommended for a detailed, long-term assessment of mold presence, particularly for ongoing monitoring.

A comprehensive mold inspection often uses a combination of these methods to provide the most accurate and actionable results. Your inspector will work closely with you to assess your needs and determine the best approach for your home or building.

UNDERSTANDING YOUR RESULTS AND NEXT STEPS

Once the testing is complete, your inspector will guide you through the findings and, if necessary, recommend a customized remediation plan to effectively address any issues and restore a healthy environment in your space.
